| Platinum Key |
Full management, lettings and interior maintenance package. It is created for clients that wish to rent their apartment and offer a full hotel service to their guests. |
| Gold Key |
If you prefer to manage the letting and renting of your property yourself, still giving you the confidence that your property will be perfectly maintained all year round and your guests properly served. |
Silver Key |
Black Sea Dreams Management will negotiate a rental contract with you to promote your holiday home and rent it. |
Bronze Key |
If you do not plan to rent your property but also do not want to leave it unattended during the year then this package is for you. |
Letting Service
 Signing a rental contract with Black Sea Dreams Management
Professional advice on the current market prices of similar properties in Bulgaria
Advertising of the properties on Black Sea Dreams website
Advertising of all properties in all BSD holiday brochures, Inspection Visits, publicity and UK newspaper advertising
Advertising of the properties in UK and Bulgarian Offices
Arrangement of transfers to and from airport for guests (payable by guests)
Arrangement of flights to and from Bulgaria for guests (payable by guests)
Checking in of guests and providing them with complimentary refreshments upon their arrival
Receiving and keeping of damage bonds and deposits
Checking out of guests, including damage inspection, report and inventory
Providing additional services for guests on request such as excursions, rent-a-car, taxi services etc.
Keeping a file of your income/expenses balance, which will be sent to you along with your Inside Maintenance Report |
Maid Service
Preparing of the apartment before arrival of the guests
Designing and printing of a WELCOME INFO brochure for the guests (about Bulgaria – short info, currency, prices, about the resort – entertainment, restaurants, pubs, emergency telephone numbers etc.)
Linen change and laundry once a week when occupied
Three times per week cleaning of the apartment and the disposal of rubbish
Three times per week cleaning of the bathroom and WC
Day to day usage of utensils and crockery will not be washed
Three times per week making of the beds
Cleaning after departure
The securing of all properties when guests have left |
The charge for this package is as follows:
Studio/standard room – 350 Euro per year
One bedroom apartment – 375 Euro per year
Two bedroom apartment – 400 Euro per year
Plus 10% of gross rental income for all bookings made through Black Sea Dreams Ltd.

The Maid Service is payable only per occupied week as follows:
Studio/standard room – 35 Euro per week
One bedroom apartment – 40 Euro per week
Two bedroom apartment – 50 Euro per week

Platinum Key Package for Houses and Villas includes as well:
Maintenance and upkeep of grounds, pool and communal areas
The charge for this extra package is negotiable depending on the villa’s location, size and general condition.
**BONUS FOR 2008 (only for clients who have purchased a property through BSD)**
For all our owner clients (or for their family members) who subscribe to our Platinum Key Package we offer x 1 complimentary return transfer per year from the closest airport to your holiday home.

When setting the level of your weekly rental charge it will be helpful to take into account the following factors:
Location of the property – proximity to amenities, restaurants, entertainment, beach etc
Standard of furnishings, fixtures and fittings
Range and standard of facilities within the complex
Seasonal variations and ‘prime times’
Comparative rates of similar properties in holiday brochures |

Package Two: Gold Key
If you prefer to manage the letting and renting of your property yourself you may wish to consider subscribing to our Gold Key Package.
It gives you the confidence that your property will be perfectly maintained all year round and your guests properly served. |
Interior Maintenance Service
Key holding
Preparation of a full inventory of all items inside the apartment, signed and stamped by Black Sea Dreams copies of which to be sent to the owner
Management of bills including water, electricity, gas, cable TV, Internet etc. and the paying of local taxes, (i.e. local council tax) (payable by the owner)
Cleaning of unoccupied apartments on a monthly basis
Airing and inspection of unoccupied apartments on a monthly basis
Checking all the electric appliances and bulbs
Assessment of the overall condition of the property and reporting to the owner/s of the same on a monthly basis. Photographs will be provided

Package Three: Silver Key
Silver Key offers all property owners the opportunity to rent their second home and make their investment work for themselves. Black Sea Dreams Management can negotiate a rental contract with you and advertise your new Bulgarian property in both the UK and Bulgaria! We will use our own advertising channels – internet advertising through our website and our affiliate network, tourist exhibitions in the UK, direct advertising in the main resorts through our local offices etc – to promote your holiday home and rent it! We can advise you on the prices and conditions under which you will rent your property, and do all the paper work for you! |
