Financing arrangements We work with major banks in Bulgaria. To meet with this criteria you must be present in Bulgaria and we also make available our company lawyer to be present with you at the time of application. In respect of re-mortgages in the UK we have our own in-house IFA, who is required by Government Legislation to give you the best deal according to your financial status. Please be aware this process can take up to six weeks minimum and should you wish to buy in Bulgaria, please have your finances in order before you commit to purchase.

Access to an independent lawyer If you require, we can recommend a number of bi-lingual independent property lawyers for the procedure of the sale and the setting up of a Ltd. Company (if required). The lawyers we recommend charge 750E for a standard case. A fee for a non-standard case may be negotiated with your lawyer.

Setting up a Ltd. Company If purchasing land. The cost of this procedure is 750E, plus you will need approximately 2,500E holding capital whilst the company is being opened.  Once the company is established and we have all the documents from the courts, the holding capital is then withdrawn from the bank and returned to you – this normally takes 3-4 weeks.

Accountancy Services For any persons that have set up a Bulgarian Ltd Company it is required that you undertake the services of an accountant, even If your company is dormant / inactive.  The average annual fees are approximately 100E per annum and we can recommend a reputable accountant in Bulgaria to take care of this for you. Arranging Notary assistance in UK If you wish to purchase a property without coming to Bulgaria we can arrange this with a Bulgarian lawyer and a UK Notary with an Apostle.  Black Sea Dreams can help you with this service, please enquire for further details.

Property furnishings We can fully furnish your property so it is ready to rent out or use or if you wish we can help you with any extra soft furnishings you may require.  We work with Bulgaria Furnishings to give you the ultimate in choice of design and materials to suit all budgets. And of course we will keep you informed on progress and once the furniture is installed we will send you photographs. Property Insurance We highly recommend you take comprehensive insurance once your property is complete, we can help you with this.
